As part of the first phase of construction of the landmark, billion-dollar redevelopment of the Southwest Waterfront, one of the largest developments in the country, Parcel 2 is anchored by the Wharf Hall Apartments. This will be the most complex mixed-use building in the redevelopment. The program for the parcel includes ground floor retail, a large entertainment music hall venue to seat 6,000, and the introduction of a cogeneration plant to supply energy to the waterfront development. The residential component of the parcel targeting the Gen Y market features two 12-story residential buildings with 500 apartments, wrapping the music venue. Issues of pedestrian, vehicular and delivery access, acoustics and structural bay spacing, and security, represent some of the challenges.
The design of the residential units will be the forefront of new urban housing for the gen y population, with a mix of one and two-bedroom units, as well as the District’s first micro units of 300-350 sf. The micro-units include built-in furniture and cabinetry, small appliances, wall beds, large windows, and some units feature french balconies designed to open up the spaces and make them feel larger.
